Should this issue be a partial responsibility for their absense while leaking and should we deduct some cost from them?

The water leak was causing the flooring to warp.

The seller then made the mistake of allowing the buyer to draw up the contract and closing docs, and further “saving” money by not hiring an attorney.

I would check for water stains on the ceilings and leaks around the windows as well as soft spots on the floors.

Having a broker makes that broker deal with the lender headaches, non responsiveness, ridiculous conditions, all the docs, and pushing it across the finish line within 4 weeks.There's lots, and I mean lots of turnover in the industry. 

We need him to get legal docs showing it's allowed, and he can't, because it's not allowed to be a 3-unit.

A blank word doc that I can edit, save and send myself would be ideal.
