I know there are benefits to owning a positive cash flow property, even if the numbers are tight, but am having a hard time articulating the facts for my opinion.

The property should meet the 1% rule and have the potential to cash flow at least $300/mo net, with conventional financing.If you can articulate the profile of your target property, then you can start narrowing down the markets that will meet your criteria.  

They don't want to lend you cash on a bad deal.If you're looking for a hands on partner then make sure that you can articulate what you can offer.
