@Damian Howard without additional context, it's hard to say if $16k makes sense.However, I will say, for $16k, I'd take a vacation from work and drive out to Delaware to do it myself.

We have been looking in Howard County, Montgomery County, and Frederick County.  

If you plan on finding something in the next 90 days make sure you have your funding lined up before you find a deal that you're interested in, that way you can act quickly.I'm currently in the early stages of a direct mail campaign targeting Frederick County, Carroll County, and Howard County.

I would give a gander at the Real Estate Development workbook and website of Howard Zuckerman Institute of Real Estate Development (coaching offered but I am not affiliated).

He's also an appraiser so he's a great resource to have when looking at properties in Howard and Baltimore counties.
