J Scott,I 'm not sure if my question will take the OP off course, but one thing I'm finding that sellers do not understand is, how you actually determined the $100k sale price.Most people know that the $100k is based on comps, but maybe you can (in this post or another) explain how derived at your final sales price when there are one or more competitive properties in the neighborhood?

The business revenue is between $400k-$600k annually with business operating expenses of 100k.The seller is very motivated to sell in order to move back to europe, the seller first accepted an offer of 6.7mm, the deal did not go through because it was dependent on the buyer's 1031 exchange, the seller then had another offer at 5.5mm and the seller accepted but the deal did not go through because the buyer could not get adequate funding, the would be buyer was rehabber.I wanted to make an offer of 3.137mmI derived this number because the least amount of cap rate I willing to accept is 10%, that means the price has to be $3,237,370 but because there are needed cosmetic upgrades, I totalled it to be $400k.

Although "double dip" is the term du jour these days, I have a hard time calling it a double dip because I don't believe the economic numbers have ever been all that rosy since 2007.If people were using CC's and HELOC's to live and spend beyond their means then we are in for a LONG time of lowered spending = less profits and subsequently less jobs; It's a simple formula.Jobs is the real issue, and job losses are ultimately derived from lost profits - which are going to remain stagnate.
