That's okay if you need someone to manage for you, but if the facility takes cash I would switch it to credit card and auto-draft only (maybe checks too).

You would not be auto-disqualified because you own a rental in SC.

Another Idea is to see if you can get a better over all rate by insuring both the auto and home with the same agent. 

As a tenant I’d personally take more pride in having a steady funded auto-withdrawal for my monthly rental rather than getting dragged to court as if I got nothing better to do with my life.

Or should this fall on tenant 1 or tenant 2's rental/auto insurance? 

I currently run a mobile auto detailing company with my wife that I started back in 07. 

I do, however, set up searches for my clients where they have Portal access and can set up searches that auto-email new listings in targeted areas.
