The big reason is that I treat my tenants professionally without throwing emotion into the mix and ramping them up, I document everything, I know the law, and I have policies and procedures in place to act quickly when trouble arises.Now that I've bragged about it, I'll probably have an eviction soon and ruin my record!

We do have a 25+ policy as well, but we have broken that on occasion due to the quality of the kids and there were no issues.

The bigger issue you may face is FHA underwriting requirements are very strict on what they call Property Condition Requirements, aimed at protecting the health and safety of the home purchaser/borrower.

I have only graduated less than 3yrs ago, so although I don’t have a huge amount of assets, it’s still in the 6 figures.My other question to everyone else is if the LLC is not possible, should I just pursue REI while ensuring that I have excellent insurance coverage + umbrella policy.
