Quality of Booking VS Time of Day

Currently checking last nights bookings...

 2:56am 4 Guests. (2 bedroom house) Used the word "girlfriend" and "eagle scout". Now I know once an eagle scout always an eagle scout. But Eagle Scout mixed with "Girlfriend" tells me young. "Girlfriend" "Eagle Scout" "3am" mixed together = a guest I'm going to encourage not to come or flat out decline. 

6:08am 2 Guests. (1 bedroom house). Instant book. Used the word "Wife". 

Time of day and of course Keywords can really tell you a lot about the quality of booking. When I find it to be a low quality booking and they ask a question... I will pre-approve to help algorithms but I will reply to their question with the answer that they obviously do not want to hear. "Does the cabin have neighbors? Why yes it's got 12 neighbors that will be watching you smoke pot in the hot tub."  Clearly I'm joking but you get my point. 

My customer service skills are far from awesome. Yet I have 1500 glowing 5 star reviews and it's because I turn away the trouble guest. My method works for me. 

***NOTE it is clearly stated in my listings that I am 25 years of age or older. Age is the only reason I will flat out decline a guest. Unless they say something like "is your bathtub big enough to cook meth?" Decline. 

***(note for noobs) Don't turn away any guests when you're new. Smile and give them what they want until you're over 50 reviews give or take.

Excellent ideas here, @Luke Carl  I use a similar strategy for my LTRs in order to reduce the impending stress caused by tenants with the wrong mentality.

Reading your post brought to mind a question I've never considered before:  are vacation rentals subject to Fair Housing Laws in the same way that LTRs are?
