You do increase NOI, but not by the leaps and bounds that were predicted.I know this can be dependent on comp properties in the respective areas and what they offer in regards to their tenants, just curious if that is the only litmus test for this type of underwriting scenario.

With all due respect to the PMs out there...how often you contact your PM really depends on how good the PM has been with the basic duties of proper tenant screening, rent collection, maintenance calls, utility reimbursement collection and timely owner disbursements and making sure your cash-in and cash-outs all tally up.

The worst part is I've been preyed on by poor investors who don't know how to craft a fair deal, so I've gained a large amount of respect and understanding for the distressed seller. ( I dare you to post a "while I'm still down" story) People want to know why no one speaks up when they are in the gutter...its because no one really wants to hear about it until they know you are safe on the otherside.
