How often do you contact your PM

1) Do you check in with your PM monthly/quarterly/annually or just whenever there is an issue?

2) If you receive the monthly statement and it shows the tenant has not paid rent do you immediately get on the phone and contact your PM or do you hang back and try to let them do their job?

@Tyler Smith The tenants paid rent to the PM and I got a monthly statement and money transfer minus her fee, with a 1099 at year end. Then I retired, my wife quit her job, we bought more properties and now my wife is the PM. She sometimes talks to me! ;))
