Logic indicates that the courts only have so much capacity and if there is a run on evictions things will probably take longer.the other thing I find utterly amazing is when you read main stream media they make it sound like 20 to 30% of ALL landlords are suffering from non pays and such.When U read BP 97% of BP landlords claim better rental collection performance during covid than in normal times or no issues everyone is paying.. this could be a testament to the advanced landlord degree's that BP members generally have  IE experience and better management techniques to create these very good results compared to what the Media is saying.

@Estefania Concha Unfortunately your tenant is correct in the fact that you must have a "tenant at fault just cause" currently due to the tenant protection programs...normally this does not apply to single family residences owned by an individual.

The cool thing about this is that we are able to charge normal rent by the bed instead of by the room (typical of group homes to have more than one bed per room)Did you house hack?

They normally allow for 5% down, and in some cases 3% (I think thats for first time / lower income buyers).

I have a standard landlord policy with a $1k deductible but I'm not sure if I should pursue getting my insurance involved since I don't know if this type of full rewire would normally be covered by them.
