Many people will spend a couple thousand on tax lien / sub taxes, then the county tears down the house and liens it for 10K+ and the vacant land is worth less than that.

There are a number of posters here on the forum that work with people nationwide, so you likely don't need to limit your search to just south Jersey. 

I could see an argument for Austin booming if Biden wins as people continue to flee Democrat controlled cities.

In talking with people already in the game, many have told us that long term rentals right now are not a great option due to high home prices and higher interest rates; they would be very hard to cashflow aside from a sizeable down payment.What these same people have recommended is fixing and flipping right now, since homes are still selling.

Other than that, many people have run properties this way and been successful at it.

I almost didn't post because I hate to throw in some negativity, but here is a different perspective.You're also inadvertently leaving out people who CAN'T have those jobs, ie retired people and some people with disabilities.

Working around people isn't a big deal; most addition and major systems work happens with people still living there.

In my area, there seems to be a ceiling on what people will pay for rent and if they have enough income to rent a $500,000 home, they will just buy one instead.
