I've recently put under contract a small 4 acre tract for $10K/acre for a builder, but it was all road frontage and he is going to put 5 homes on it, so as long as the perk test comes back solid that would be a sale we could point to...happy to help in any way that I can, give me a shout.

A few common items to be on the lookout for: Look everywhere inside and out for peeling or missing paint and fix as necessary, test windows to make sure they open, can stay open, close, and lock (old wood windows may have problems doing this regularly or be stuck all together), review basement for any signs of standard black, non-toxic mold/standing water, make sure all stairs are cleared of tenant items (no bikes, boxes, etc.).

Lastly, if on septic the system has to have previously qualified as those many bedrooms other wise you have to have an engineer and testing company confirm it would be able to keep up with X number or bedrooms.
