We are not expecting COVID19 to make all jobs virtual and those who have friends and families want to be close by.

True MF (5+ units) is different than our current RE domain, with some different mindsets (one of our goals has been to trap virtually nothing in our investments) especially in San Diego where the LTV is so limited due to debt service.

My city became ABnB central after NYC limited them, many people bought or rented apartments to ABnB until many buildings became virtual hotels and the camel's back broke.

I wish I had known earlier that contracts are virtually unenforceable -- so be careful who you choose to do business with.
