@Henry Huang in my personal experience, most agents hosting open houses are new and are not necessarily investor-friendly ie, they work with retail clients so might not understand and be able to provide you with valuable educated answers.

I recently hosted and BP group in Palm coast and plan to hold monthly meetings to talk local investing with other investors and local realtors.  

around 20-30%...thats the trend usually seen in Nevada giga factory...factory hosts mostly blue collar jobs. white collar guys rarely visit those factories except when needed
