If your Mom, per your post, is already drawing down on credit cards and that is dropping her credit and you know a relative score differential, then I am also inclined to think she is out hunting for New Credit.

No major damages, but all kinds of stuff, random people living there, that werent authorized, carpet, stains, and cleaning needed at the least.By the time the tenant moves out, they will owe me about 1300 in rent/late fees.I have a 1k security deposit, that I will be keeping.Considering it is always hard to recover money from tenants, especially degenerate ones, would it make sense, to offer to the tenant, if the place is cleaned, the keys and garage door opener is left, and all stuff is removed, and you are out by the 21st per the judges order(not by a sheriff the next day) that I will drop the damages hearing?

Yeah, I can certainly see the argument that it could have positive impacts, but it seems like a complicated issue in that most people in that industry around here are afraid that legalization will bring a sever drop in price which will then mean a lot less money in the local economy, folks not able to pay their bills, housing prices dropping...

(per 2 CPAs)(Yes "we" can) thus taking a substantial hit on the profit vs. the normal "earned income tax" like I originally thought.Would it make sense to have the LLC file under an S-Corp in 2015 in preparation of selling 2 houses, pay myself 1/3 profit as salary, then the other 2/3s would stay in company/ and eventually be paid as dividends thus saving from self-employment tax/ Newere Obama Tax and possibly if held for over 1yr tax drops to 15%?
