Through some quick google searching, I can't seem to find a reliable source of information apart from the Common Energy website. is there anyone who has already researched this who can either validate or discredit the claims?

If you have a reliable property manager then you may have no issues being a remote landlord. 

I have a very reliable plow guy and am very happy with his service.

I think it validates the ideas of trust but verify and importance of having a reliable team in place in markets that you can rely on,  especially considering the amount of information you can obtain is inherently limited to exterior of property.       

But , they may not be what you expected  .  I got a call from 1 contractor I know asking if I had a body I could spare for the day for some framing to help a friend of his .  I told them I could make myself available ...

Finding reliable people is infinitely more important than finding areas that pass the litmus test of getting you a good return.
