Realistically, if they walk away from the contract in July/August, you will likely suffer more than one month’s worth of loss because it is much more difficult to find replacements at that point, but at least you have a fighting chance.

Unless they explicitly state 'I will leave you a bad review unless you pay up' they can easily get away with 'I had a bad experience because of X, please send me a partial refund' and you will pay them or suffer a 1 or 2 star review tanking your rating. 

There are about five similar regions in Baltimore that aren’t overvalued and have some pockets of more distressed areas that are nevertheless relatively low crime and don’t have too many shells and aren’t suffering from localized extensive population loss.
