maybe contact a wholesaler or two and see if they have anything in your area..research old expired listings that never sold..call the sellers if they never relisted..search on mls by DOM, and find distressed fixer uppers that have been on market over 360 days...find a pool of houses you like and look up at register of deeds..out of these homes, write down the ones where the owner owes little to nothing...a lowball offer of 50k may be more than he owes and a good offer for him after a while on themarket... the MLS is a feeding frenzy for anyone with cash that recently liquidated stocks in a falling economy...these people can afford to pay more bc A...they don't know what they're doing, and B...they're richer than i am :) you can only afford to pay what you can afford to pay..stick to your guns, but look for other ways to buy properties..foreclosures and agents aren't the only ways

It goes from Preconstruction houses at 120 percent of market value, to feeding kids in Africa for 99 a month with the promise of wealth, health and all that stuff, and of course the $7,000 course from guys who do not do real estate, with concepts that do not work in the real world

We try to get them on sale & then during the rehab I make it a point to add the Pex feeds to the fridge.
