Michael, this is a tough question for an investor...best case for purchase money mortgage through my program is $2,500 down, 5-7 year note at 5%, 30 yr Am schedule...no early pre-payment, buyer paid closing...any agent involved is paid by seller...Typical is 10% down, 3-5 yr. note, 30-yr Am schedule, 6-8% interest...buyer paid closingI also like to do interest only notes...or graduated payment for under performing properties.
