Saw my first TV commercial from a law firm last night advertising homeowner rip offs with rent-to-own or seller financing.

It wasn't my  initial intention to advertise that I'm a lawyer, but my mentors kept encouraging me to do so.

The problem with CAP rate is its misuse - Vendors will advertise rose-coloured cap rates to promote the sale of their buildings {no two of them calculated the same}; folks try to use it as a universal ratio to compare assets in different markets {i.e. a CAP rate of 5% on a multi-unit in Manhattan may be good, but a similar building a the same CAP in Milwaukee would be overpriced}.  

Are there other place to advertise the place?

However, its quite unfortunate that craigslist is such a scammers haven, as its otherwise a pretty good website to network and advertise, for free I might add. 

I would hold her accountable till it's re-rented, you have to mitigate the damages by trying to find new tenants asap, so get it advertised and be able to show proof that your advertising. 

So my plan is to send out 30 letters to people who owe property taxes and reserve 20 letters for "distressed properties" like Dusty mentioned.I also have been advertising on craigslist and was going through the FSBO section in various markets making offers.

I had a lead come in from one of my advertisements about a vacant lot that he is trying to get offers on.

I advertised in both for a year and after reviewing where all me leads came from I found out I had twice as many adds coming from the direct mail newspapers then the big ones.
