@Dion DePaoli @Albert Bui Here is what I found on the lender's websitePerformance-based lending.With financing based primarily on the income of your practiceI'm not looking to finance any of the houses with conventional real estate loans, I just don't have the patience of dealing with lenders per property and their underwriting departments and fees at this point.

Part I.3 days notice to pay rent or quitfile Summon and unlawful detainer (UD) to the court - you can ask third person that over 18 years old and not part of the case can serve the tenant. or you can ask Sheriff's department to serve ($35)- make two copies give it to the Sheriff's and one copy for you to give.

I live in a dupiex with two units with one meter and my landlord did not pay the water bill so the water was cut off 7/7/2014 and its still off today 7/8/14 I call the health department and they didn't show up yet. what actions can I take an against my landlord.

In the town I invest in, the Water Department will send a bill to the tenant, but the understanding is if they don't pay, the owner is responsible.

If 2 sisters come to you with great personalities, and a decent few years as nurses, and happen to always wear skirts that come just above the knee and are twins named Ella and Patricia...who knows but you might think of the knee cap and their names and surprise them when you say Pat and Ella (while in your head you're saying patella, pat-ella).I wish I had taken business and finance courses as many times that lack of education has cost me dearly.

I know this is overkill and everybody says that you do not need to do this, but I don't want a lawsuit down the road.Every state is different, and every Department of Real Estate views lease option assignments differently.
