Tenant won't vacate the property

I want to sell my rental house but I currently have tenets. I gave them a 60 day notice to move out the 60 days went by and my tenants say they can't find place to rent. I was told that I can evict them. I want to know what is the process of eviction and if their is any bad that can come from this I don't want make a bigger problem I don't know if she has any special rights since my tenet is a single mother with four children.

Do not accept any rent past the 60 days. Call an eviction service today.  They will post and mail a 3 day notice to quit asap.  If the tenants don't leave after three days, they will file a case in the courts and have have the tenants served.  If the tenant doesn't come to court and file an answer in 5 days, the judge will award you a judgment.  If they still don't leave, they will take your judgment to the sheriff and arrange for a sheriff lockout.  It will cost about $500-600 or so.  I suggest you don't try to do the court paperwork on your own.

Your tenant doesn't have any special rights. She may get motivated to leave after the notice.  Or it may take going all the way to a lockout date.  It takes 3-4 weeks minimum if she stays till a lockout so do not delay in getting eviction help today.  At any point during the eviction you can drop the case if she moves. Sometimes getting served is the only thing that will motivate a tenant to make a plan.
