If every house on the block is worth ~$100k, dropping $50k on new kitchen and baths doesn't leave you with a $150k house.I will respectfully disagree with @David M. on two points:Forced air is the worst method of heat distribution.

Look at worse case scenario what could happen from a liability standpoint.I am not an attorney nor do I advise on asset liability protection strategies, but I have clients that work with an army of very well respected law firms that go with just a good old fashioned LLC held directly or through a revocable trust, maybe an LLC for each property all in a Holding company.

They do not provide meaningful oversight or guidance with respect to tax code compliance.A checkbook IRA LLC is an enhancement on the above structure that is generally more time and cost efficient for investors with a more diverse portfolio.

(In my opinion obvi) What this tenant demonstrated by their hostile text and further actions (or inaction) is:Lack of respect, reverence, or deference for role - It's good sense not to blast your employer, landlord, or priest.
