Nasty Tenant but pays on time

So my tenants, a couple,  moved in
14 months ago and they pay on
the 1 st every month .

very friendly and nice , until 2 weeks ago when a neighbor texted me they are playing loud music every night .
I kindly asked my tenant to lower music and the wife said “get over yourself B——ch !“and has stopped responding to me.
The loud music has stopped, but very uncomfortable to have a renter that ignores me and is hostile because I asked her a simple request.
Thinking of not renewing next year . Am I being unreasonable, since they pay on time?

I am a property manager and pick up new rentals all the time with "good tenants" that pay on time. I don't have hard numbers, but I believe over half of them turn out to be bad renters. Timely with payments, but they destroy the house or misbehave in other ways.

1. Noise complaints are a civil matter. You are not the police and you are not the renters mommy. If your neighbors think the renters are too loud, they should act like adults and knock on the door to complain. If they are unable to confront their own neighbors, then they can at least call the police and report a disturbance. It's not your job to police people's behavior. If this were a multi-family property, then I would suggest you get involved.

2. If someone talks to their Landlord like that, especially after a legitimate complaint, then there's a very good chance they'll disrespect you in other ways. I would not keep them.

Let it go. Wait until 30-60 days prior to lease termination and then give them notice of non-renewal so there's no confusion regarding expectations.
