As a way to pay them back, you could give them the leads you get from people that want to sell but would not be that motivated and could use an agent to list their property.Another way for you to get comps is to sign up with some websites that offer that.

I had two examples too on the pro rated where I left on a specific date and it was pro-rated for the rest of the month.  2nd experience,  the landlord waved a week before the 1st of the month to where I could move in early as a bonus.

You could write a proposal with your GC that says if you can have everything done by this date (early), then you will receive $xx as a bonus.

The Philadelphia market is white high and so the appreciation was an added bonus for sure!
