Buy and hold guy does first flip!

I am primarily a long term buy & hold guy, but I settled on my first successful flip yesterday!

2BD/1.5BA Single family residence. I brought a partner in, and the goal was to buy, rehab, live in for 2 years, and sell for +/-$325,000..

We paid $160,000 in 2014 and spent approx $80k on a full reno (kitchen, baths, roof, refinish floors, HVAC, fireplace, doors, sheetrock, paint, etc)

I lived in the house for 2 years, collected rents from roommate and lived for free! Meanwhile, the neighborhood appreciated rapidly

We listed the house for sale in the fall, sold and settled yesterday for $370,000!!!
