Cons are the cost involved in (both time and money) and loosing out on having a professional to guide you through the process.

We are going through a contentious divorce and I would like to buy her out, but apparently thats not very easy.If we sell the properties our gross earnings will be about 300k, while our net earnings will be around 150k, due to capital gains, depreciation taxes and realtor fees.My lawyer, who is not experienced in real estate investing, says I have to buy her out based on gross earnings, so I'd owe her 150k.

We do expect to pay cash, understanding that the financing can be tricky, with our primary goal securing enough cash flow from a business based in Japan for a visa.

Just so I am able to buy a property there with a best possible cash flow.

If it is considered real estate ownership in Florida, I am told that it must pass through probate unless it is held in a living trust.
