Ultimately, I chose a detached SFH fixer-upper to house hack because it was the same price as a nice townhome and I could force equity and avoid HOA altogether.

@Jacob Olson What about a single family detached house with lower HOA fees?  

There is a bit of a judgmental obstacle to clear if your an out of state owner...the "this rich jacka$$ from TX" that we can overcharge - he won't know or care.
