What if the shoe is on the other foot you have your deal lined up and the buyer is all full of BS and can't perform and you lose your deal how will you feel about being fibbed to..And what about sellers who make plans based on your contract to purchase.I would love to sell these folks that wholesale come up with some ethics here and some full disclosure so we protect the innocent.Just a question and if you guys think this is perfectly fine to do then well I guess that's your call and your morals and conscience   so that's one side of the coin ...

This ridiculous statement is 100% identical to what you "moral" option is.

Morally I see that as corrupt and no better than a beggar on a street intersection.

I personally do not accept "builder/lender relationship" type proposals due to all the moral hazards.

Breaching a lease is a legal, not a moral, issue and your lease language did nothing to protect you, irrespective of why the tenant is moving.

I am a moral and ethical person who wants to treat him right with a good return and protecting his financial interest with putting him as first lien holder and the such.

The moral of the story is that never let your tenant get any excuse not to pay your rent, if he/she dares to try, serve the 3-day notice right away, and evict if necessary.

If your calculation of actual operating expenses run around $20,000 then you are under the rule to the good side.Skimping on maintenance and upkeep is a short term way to boost profits but it also lowers the value.
