There isn't a "kids ticket" :) They are added to the room and then you are all set! 

I tell all the agents, but the nut has not been cracked.

We have everything you need to manage ready in a can: photography, advertising, application, leases, rules and regulations, smoke detector notices and all other forms you need and background check (we do this a lot).

Hope I haven't shot myself in the foot by giving out the location but I'm thinking you all have bigger fish to fry anyway, lol! 

As you can imagine the recent exits have lower average IRRs than the ones before, but did outperform proforma.We do have to agree with the comments on this string that our earlier exits did benefit from the 'all ships rising' effect.

Not that Zillow is known for it's accuracy, but I've found across the board that they multiply the listing price by 0.004180... every time all over the country that I've tested.

That all adds up to home prices increasing well into 2025 and 2026.If you refinance now you are going to get a better rate verus a HELOC for example.
