Some investors do well (not without its headaches) in that area but I have properties in class A, B & C-D and I'd like to stay more in the A & B area. 

No one relies on a friggin door bell anymore and if you are in an A neighborhood and worrying about break-ins, then I got news for you, you are in a c-d neighborhood.I use landlord locks, one key to get in the buildings main door and the same key that can only get into an individual apartment.

I think understanding which areas are A-B-C-D is important and what infrastructure is moving around in Louisville is very important to identify new "hot spots."

I've actually never used 'scripts'  but I don't discount them as being good 'game plans' or the idea of them as a guidelineBBall players like Kobe Bryant or stephen curry relentlessley practiced fundamentals of basketball, shooting, drills, stretching... basically I'm trying to see best practices and see if I could hone or retweak my own.Thanks

He buys class C/D properties in Class B neighborhoods and turns them into Class A properties and rents them to high quality Section 8 tenants.  

That's like saying I am an all-star baseball player except for the fact that I am not in the MLB, I can't run, catch or throw, and I don't know how to hit a ball.
