While I don't have enough experience with either company to say one is better or worse for hosts than other, I've always found VRBO to be the far clunkier and less user friendly by miles.

Lots of options for rezoning, if needed, to better accommodate expansion plans for the tenant.

That leaves doing another flip or two to get your capital up to qualify you for better ROI holds.

Wouldn't it be better to serve some kind of notice since oral notices aren't legal?

Sometimes it works better to pull the ad and relist with a slightly different picture and lower price. 

Another commenter mentioned this, but there are definitely some questionable lenders out there and you're better off looking for a better lender on here or through other experienced investors.From there it's all about hitting deadlines and getting it sold, but I'm sure you knew that part already!
