Portfolio loans do vary widely - from higher interest rates to shorter amortization schedules - so make sure you know all the details BEFORE putting in a contract on a home.  

All you are bound to is having to close on the scheduled closing date and not being able to terminate if you can't get financing, i.e. you have no mortgage contingency and if your financing falls through you have to be prepared to close in cash or lose your deposit.

For me, if I can make extra principal payments any time on the longer AM schedule option I would go with that.
