Real hard money lenders do not solicit business to some random person via text or email.

It is kind of a local thing with top song writers playing it and then maybe a random guest appearance by a well known artist.  

You have vision...bet you can't wait to get into the walls & find where all those random electrical wires/circuits junction. 

Don't take random advice from strangers, build a relationship with a advisor you can trust that will take you forward the next 40 years.

While I'm sure they wouldn't agree, you would actually be doing them (and yourself) a favor to deny their application.Earning at least 3x more than one's rent/mortgage isn't some random ratio that you or me or anyone else on BP made up.
