Hello,Interested in advice preferred method to conduct title search and obtain O&E report.Is there a title company you prefer to use, or do you complete the due diligence yourself downtown?

I have done plumbing projects from small things like installing a dishwasher to ripping out the entire setup and rebuilding from scratch.

What other methods/options do you propose to purchase and rehab?

There are other differences of course  reporting, resale times State Approvals, SEC pre approvals, Suitability Standards, and advertising methods.  

Is there existing plumbing?

Make sure that  all utilities are turned the day you close the property (provided electrical and plumbing are inspected and in good and safe order).  

One of my units recently got inspected by the city and I got a fine for doing plumbing without a permit.

So light plumbing, painting, cabinets, tile, counters, light switches, outlets, fixtures etc...We are very driven and willing to do what it takes and more. 

That´s what´s on my mind right now, but I am actually very open to learn about different investment methods here in San Francisco and which will fit me best. 

I've looked into splitting the ducting and plumbing for an additional furnace and hot water heater, but the estimates for that were far outside of my budget.My two options are to either include the gas in the monthly rent by adjusting it accordingly, or to split the bill each month between the two tenants.
