We would therefore be looking to (1) purchase a SFH in a good (7+) elementary school neighborhood either ITP or very close for <300K (ideally 275K or less, needing minor repairs/cosmetic touch ups) and (2) very soon after that, purchase a second rental investment property targetting similar neighborhoods.I've narrowed neighborhoods to and around Tucker as having the best bang for the buck for SFH meeting these criteria, but would love to hear from the forum your opinions.Appreciate any you may have to share.Thanks, and be well and stay safe!

The prior owner was charging under 1000 bucks for each until which was unheard of in my city.

So yeah, unemployment rate is still high but there are people getting big bucks and want to spend/ invest.

You get more bang for your buck and significantly more cash flow. 

At college your paying schools and teachers big bucks just so they can hold your hand and walk you through the textbooks that can be found at the library or online.If I could go back in time, I would not waste my time with it.

Take a toilet replacement, couple hundred bucks whether its a $50k property or a $2 million property.

Even with all this my property was in a B class neighborhood and is cash flowing a few hundred bucks a month.

I‘m very worried about my liability and having work done that’s not properly permitted, and less worried about saving a few bucks.
