Honestly, and this may be an unpopular opinion, but if that paper plant ever shut down, I think Canton would boom as it is the next town over to Asheville and affordable comparably.

But I have a small nest egg that I'm ready to use now to invest in *preferably* a quadruplex that I can be an owner occupant at least for a year or two.But I'm here in Atlanta and I can forget about investing my less than $100k in a quad only because there doesn't seem to be any for sale that cheap.

Personally while I think 2021 might prove to be an outlier year I don't think we'll ever see the numbers nearly as low as 2017-2019 again.

Qualification for these loans is a bit more strict, but if you plan to personally occupy the property for at least some portion of the year, and to retain ownership exclusively, then this might be an option for you. 

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.7.

You would still need to qualify on the cash out loan so your DTI may still be an issue doing this.
