HELP! Found a great deal but don't have all the $ for down pmt!

Recently we had a deal come to us from one of our contractors. We just went and spoke with the sellers in person and saw the home for ourselves and after running the numbers, it makes for a phenomenal flip! The only problem is we don't have all of the money for the down payment. We plan on purchasing the home with a non-owner occupied mortgage through the bank. Does anyone know how we can get the rest of the money for the down payment? So far, we know we can't accept gifts without putting that person on the mortgage too (which is not ideal for terms) and we can't use hard money lenders because they won't be in first position. Please help, as the sellers are looking for us to get back to them this week and are eager to sign an agreement of sale. Thanks in advance!
