I seem to be most attracted to buy and hold investing based on what I have learned so far.

My guess is the the trendy hipsters that the downtown area is trying to attract may start buying and renovating in this area as things improve.I am not risk adverse, and I know that the rougher area will have clients with special needs, so I am aware that it will require more of my time on the management side.

Rooming houses tend to have certain populations attracted to them.This is where many of the patients I have dealt with have lived.

For example:- We'll pay all closing costs- We'll pay for any appraisals that we're legally allowed to pay for- We'll extend the financing contingency to the closing date- We will extend the closing date for as long as the lender requiresThese are generally very attractive incentives to buyers (especially first-time buyers who are nervous about the process anyway), and therefore it's a win/win.Btw, we have no fiduciary relationship or financial agreement/arrangement with our lender (that would certainly be illegal) -- we just know he's one of the best in the business and we trust him completely.

Make your property match the needs of the market you want to attract.  

Just like on online dating websites, people can post any picture to get more attention to their profile, the same way anyone here can post anything about their experience to attract more attention.You wouldn't commit to someone from one of those online dating websites without meeting them and getting to know them better.

It is about Law of Attraction and your vibrational being.

I think if successful, it can be attractive enough to convince the younger generation to stay in the city rather than moving away for work.Hoping the momentum will eventually spread into the suburbs and surrounding neighborhoods for some better housing opportunities.
