Supply is extremely low here relative to demand and finding a deal on the MLS by yourself is going to be virtually impossible. 

If you will be outfitting a common laundry room, I would recommend looking for a third-party service where the partner supplies and maintains the machines and you share the revenue.  

IMHO the only thing left is value-adding which like you all said, is indeed a challenge given the demand/supply ratio.

Most new construction in my area don't come with backyard landscaping, just bare dirt and weeds.Also, building new construction in California has so many fees and regulations that it doesn't pencil out

I guess my hesitation is a few things:I feel like the house is a great candidate for a rental (math aside for right now) based on location, high demand and low supply of rental homes in the area, etc.

If there is Lead present I would check with your states regulations on handling lead abatement.
