The so called “gurus” teaching  these short sale calculations to wanna be investors are simply trying to make a buck selling their books or courses.

As for finding a property manager, my cousin who is a property manager in Seattle, has been assisting me greatly and teaching me how to handle situations that I may encounter.

Why not do some sides gigs (ie teach online, start online course, YouTube channel, other services you can provide outside of your regular working hours).

Finally got all caught up and began teaching her and she disclosed to me to she was getting that inheritice and wants to work together to start really getting into this.

He teaches and co-hosts many seminars that will help you decide to house hack or flip.

If you never had a management job, it's like me asking you to teach me in an internet post how to run a kitchen.

Working in the industry and putting together deals for others will teach you the ins and outs for your own deals.

Watch out for those sales meetups where they tell you "you can make 10k-100k a month no money down, we will teach you how to get a credit card and charge 20k on it to pay for your education."
