New investor from the Island of Guam - Inherited 28 units!
Hi all,
My name is Victor San Gil from the tiny island of Guam, a small U.S. territory island near Japan and the Philippines in the Pacific Ocean. Just a little insight about me. I'm in my mid twenties with a bachelor's in Computer Science and about a year ago, I was handed down 66% of my family's small company and have been tasked to take over our 28 apartments, 1 commercial property and 1 industrial warehouse property, which were all poorly maintained. I know absolutely nothing about managing property, but have been reading books on accounting, land-lording, and real estate investing to bring me up to speed. I am absolutely scared out of my mind as I wasn't expecting all of this to happen so fast, but I'm here now and will be making the best of it!
I learned about biggerpockets.com after reading Brandon Turner's "The Book on Real Estate Investing" and I am here to connect and surround myself with successful real estate people. @Victor San Gil get yourself set up with an accountant, a lawyer, and a software system right off the bat. Your company will run as well as the business systems you have set up. Setting up, executing, and streamlining business systems is the most important thing you will do.
I would not try to do the accounting yourself, depending on the volume of transactions. I would also set up a way to handle almost everything you do digitally... Elease, enter expenses, property inspections, move outs, move ins, all paperwork, etc...
