So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

@Joey Gedgaud we take over a lot of properties where owner complains previous PMC:1) Poor communication, taking many days, sometimes weeks, to get a response.2) Maintenance work being done without notice or approval request.3) Surprises for extra fees, services not covered , etc. because the management contract was "simple & short" instead of thorough.

If I am going to hold and rent, 3 beds in our market get about $300 more per unit, and are desirable in there aren't enough of them.If you're gonna hold and refi, I would make it a 3 bed.I may be just looking at it from a multifamily perspective.Let me know what you end up doing.

I like walkable areas, so anything that requires full car use is Class B to C, to me, but others don't mind driving 20+ minutes for everything, so they think of those areas as A.
