It was a major PITA with all the extra paperwork and given it was the first year they offered it.

It's not hard, just need to sign up and provide paperwork.

There is a lot of paperwork involved in the initial setup, but with the right firm, it does not need to be laborious or confusing.

I just don't see the purpose in paying an agent to list, show and draw up paperwork when I can complete the 180 hour course, get apart time job with company for 6 months or so to learn the ropes and then do it all myself from that point on. 

I wouldn't pay for anything until you have paperwork on a legal document signed by all 6.

3.  203k loans include a NOTORIOUS amount of paperwork, and are often used on properties that would otherwise not be insurable.  6 months is not a long time, especially for the scope of damage you're describing - though yes, I believe extensions are possible as said above.
