Should I Pay For Probate to Buy House?

I have A seller who wants to sell her Dad's House for $50K. the ARV is $176,000. The house hasnt went through probate process yet and i offered to pay for it so I can buy the house but im worried it will be issues with the other heirs. The first born daughter has already agreed she wants out but i wanted to get the signatures of all 5 heirs just to protect myself before paying for probate. Any Ideas or recommendations? I already Got the oldest daughter to sign a one year lease that gives me RIGHT OF FIRST REFUSAL. For those who arent familiar with RIGHT OF FIRST REFUSAL it allows the tenant (ME) to get the right to buy the house first and match offer if anyone else tried to buy. The house needs alot of work and isnt livable so I dont think the heirs would want it but the family hasnt spoken to each other in years and have bad blood.
