This despite the fact that I bought below market and one rather hot year of appreciation had passed.Keep in mind:  when you open a HELOC on a property you generally have to sign a document stating that you will live in your home for one full year.

SFR's have taken off in Surrey and while the prices haven't gone up as much as, say, Richmond/hot school districts, they have done well, and they've pulled ahead of MFR's over the past few years (I called that one right a few years back and bought a fixer-upper house vs a townhouse).

The water will likely have to be common, as its likely not worth separating, but something to consider would be adding another water heater (while not required, i doubt many tenants would want to have their neighbors use up all of the hot water for the house.Then you have to consider adding the kitchen and many bathrooms.

My clause does state that utilities "are not included in the rental sum...and are the responsibility of all the tenants in the household".
