I think that action shows how serious you are and that you are concerned about not only the health of the person but yourself.

The current owner is having it inspected by the county health department.

Their reason for leaving is health reasons which was made very transparent from the beginning.

I like to use actual income and expenses from T-12 for expenses and T-3 for current economic occupancy.

if he lived there 2 years as primary residence him and wife can take 500k TAX FREE  and maybe even if they lived there less time given the health situation. 

We are in Philadelphia as well (plus other markets) and have learned to stay VERY attuned to the politics, the economics, the regulations, the neighborhood vibes etc etc in order to always be able to shift to what makes sense.

Then research how much a company of your size pays for health insurance, taxes, office space, office supplies, etc.

Now this place passed with flying colors 1 and 1/2 yrs ago by the health dept when I had to pull the dwelling permit, but this joker comes along and failed me for that.

You can have 90% MLS access through the likes of Zillow, Redfin, etc without being licensed....that get's you pretty much Nationwide.MLS's have traditionally been very disparate geographically, competitively, economically and in any other adjective you can think of, they are, SLOWLY, coalescing in may areas.
