It's all the same, whether it is individual contractors (HVAC, plumbing, electrical, cleaning, etc.) or a property manager.  

One thing to consider with the cleaning person is to utilize 2 cleaning people. 

It shouldn't take much to clean and you can rent it quickly.If they don't agree, then they will remain responsible for rent, utilities, or other charges until a replacement tenant takes over for the same terms.

Snow clean up? 

They cleaned the house and did a decent job. 

Typically, you will have some repaint, carpet cleaning or replacement, etc in each turn over.  

Or are in deep denial. their rich uncle is going to bail them out last minute. they are going to sell the boat to save the home etc etc. the fact of the matter is for most by the time the sale is publish their credit is trashed no one you or me is going to help that. for the homeowner its about getting some cash and walking.Now also keep in mind a lot of times it better for the homeowner to let the property go if they have no junior encumbrances and your in a hot market with a lot of overbidding.. the overage over the amount owed goes to the home owner I have seen homeowners get 6 figure checks by holding on and just getting the overage.

Use the deposit to handle cleaning and repairs, then refund the remainder.

I want to write the owners a letter (I'm 3 hours away) explaining the situation and asking them to at least pay the legal and recording fees for getting it cleaned up. 

Toilet paper, cleaning supplies, coffee, towels and sheets, laundry detergent, etc.
