Lease Early Termination in CA

Hi everyone! This is my first time having a tenant want to break their lease agreement early.  They only stayed for a month and wants to move because "my wife likes another place better" 

While it's annoying, I'm fine letting them out since they seem like they would be problem tenants. I used the bigger pockets lease agreement and it is written that they are responsible for the remainder of the lease agreement until I find a new tenant.

Since I'm willing to let them out of the lease - My question is what do I need to sign in terms of paperwork? I there an Early Lease Termination agreement that we need to sign?
