I'm making my PM rewrite the lease so that it's more comprehensive.

I know I can do a pretty comprehensive turn over of a unit for $10K, so I just underwrite $10K per unit for capex + whatever exterior renovations I think I need to make.

Kind of like a 1.25 debt service coverage ratio.

The "Understanding" series covers a wide breadth of legal subjects that are excellent introductions to more comprehensive aspects of the the law that most people have limited understandings of.

They offer much of the same coverage, but the Series LLC is less expensive to form and maintain - depending on the state that you form it in.

My Nationwide agent thinks that if I title the houses (and truck/trailer) through the LLC, I will have to have a commercial coverage account, State farm has a similar problem.

You should not have to move your other coverages but you may want to gets quotes on that anyway.
